Idle land earns nothing, and a single tenant is hard to find.

Agricultural land often sits unused because one large tenant is hard to find, farming it yourself is a full-time job, and selling it is not what you want to do. Meanwhile plenty of people want to farm and have nowhere to do it.

Your land already has water. We make the ground, divide it into measured plots, bring in the growers and look after the site day to day so you do not have to. One parcel that could not find a single tenant can carry a lot of small ones instead.

Make the ground, divide it into measured plots, lay out the tracks, find the growers, collect the money and run the site.

Growers pay

The metering and the piping that runs to their own plot, on top of their monthly fee. That cost does not fall on you.

How we can work together

Three ways, depending on what you want.

We lease it

We pay you a fixed rent for the parcel and take on the running of it: the layout, the growers, the collections and the day to day. You get a predictable amount every month and no operating involvement.

Suits you if you want certainty and no work.

We share the revenue

You put in the land and its water. We lay out the site, fill it with growers and run it. What the site earns is divided on a formula we agree in writing before anything starts.

Suits you if you would rather take a share of the upside than a fixed rent.

We manage it for you

You keep the land and most of what it earns. We prepare the ground, divide it, fill it with growers, collect the money and look after the site, and we are paid a management fee and a share of what it earns.

Suits you if you want to keep the return and hand over the running of it.

Whichever model we use, it is written down before work starts: who pays for what, how money is split, how long it runs and what happens if either of us wants out. You keep title to your land throughout.

In every model the metering and the piping that runs to each plot are paid for by the growers who take those plots, not by you and not by us.

What makes a site work

Not every parcel suits this.

We would rather tell you early that your land does not fit than take it on and run a site that stays half empty. Cheap land on its own is not a good site. These are the things we look at.

Water
The land must already have it: a borehole, a mains connection or another reliable source. We do not sink boreholes or bring water to a parcel that has none, so this is the first thing we ask about.
Access
A road a lorry can use in the wet season, so growers can bring manure in and a harvest out.
Size
Enough usable ground to lay out a workable number of plots once tracks and water lines are taken out.
Soil
Ground that will grow vegetables without needing to be rebuilt first.
Who is nearby
People within reasonable travelling distance who want to farm, and somewhere to sell produce.
Security
A site that can be held securely enough for people to leave crops and tools on it.
What happens next

    You tell us about the land

    Where it is, roughly how big, what water there is and how you hold it. A photo and a location pin is enough to start.

    We look at it

    We visit, check the water, the access and the ground, and look at what land nearby is already renting for.

    We do the numbers

    How many plots it would carry, what it would cost to set up and run, and what occupancy it would realistically reach.

    We tell you honestly

    Either we make you an offer under one of the three models, or we tell you it does not work and why.

What we will not do

We will not quote you a return before we have seen the land and worked out what it would cost to run. We will not promise an occupancy figure we cannot stand behind. And we will not take on a parcel simply because it is available, because a site that stays empty is bad for both of us.
